RICS Residential Building Surveys...

 

Suitable for buyers, investors and also vendors. Our RICS Residential Building Surveys are only compiled by Chartered Building Surveyors (MRICS). These can be used prior to making a decision to proceed with a purchase or as health check before marketing a home for sale. In addition these reports can be used as a Schedule of Condition prior to leasing a dwelling house.  

 

The RICS Building Survey (sometimes known as a Structural Survey) is a far more thorough and detailed report than the standard template of a Condition or Home Buyer Report. They apply further detail in the diagnosis, repair and management of existing and potential building defects. The contents include a report summary, identify areas of concern and review all of the building elements with referenced colour photographs. Our Building Surveys are assembled in accordance with the RICS Professional Guidance "Surveys of Residential Property" 3rd edition, 2013. The reports can then be produced in three levels of detail, namely Levels 1, 2 and 3.

 

Our RICS Building Surveys are competitively priced and can include additional services such as areas of further investigation, maintenance planners, insurance reinstatement valuations and the project management of any necessary repair works.

 

Case Study;

A modern three bedroom detached home with large gardens and outbuildings. Here our client instructed us to complete a Residential Building Survey to identify any current and potential building defects prior to the completion of sale.  

 

Key issues;

Defective brickworks and damp proof coursing.

Failed double glazed units to PVCu windows.

Alterations possibly without Planning & Building Control consents.

Electrical wiring and alteration concerns.

Possibility of localised flooding and the proximity of trees and hedges adjacent to the building.

 

We reported that a number repairs would be required prior to entry, within the first few years and within ten years. It was discovered that some alterations had not received Planning or Building Control consents. We also advised for a competent Electrical Engineer to inspect and make repairs to ensure safty and compliance.
